How the Process Works
How does selling my industrial property to you work?
It starts with a short, confidential conversation. You tell us about the property, location, size, use, condition, and tenancy. We review it, and if it fits, we bring you a straightforward offer to buy it directly. If the terms work for you, our lawyers handle the paperwork, title, and closing, and you pick a possession date that suits your operations. No listing, no marketing, no broker in between.
Is my inquiry really confidential?
Yes. Discretion is the main reason owners come to us instead of listing. There is no sign, no public listing, and no marketing that reaches your tenants, customers, competitors, or staff. We keep the conversation private whether or not you decide to sell.
How is selling to you different from listing on the open market?
A marketed sale means a listing, a marketing period, showings, and a buyer who usually still needs lender financing, all of it visible. Selling directly to us means one principal buyer, no public exposure, no listing commission, and no financing condition tied to a bank. The trade-off is that a direct sale is built around speed, certainty, and privacy rather than running a full competitive process.
Do I need to list the property or hire a broker first?
No. You can come to us directly. Many of the owners we work with specifically want to avoid a public listing. If you already have a broker or an existing listing agreement, let us know and we'll work within it.

Your Offer
How do you decide what to offer?
We look at the building and the land, size, clear height, loading, site coverage, zoning and permitted uses, condition and any deferred maintenance, environmental status, tenancy and lease terms, and comparable industrial activity in the market. We're transparent about how the number is built and can walk you through the reasoning when we present the offer.
Is there any obligation or cost to get an offer?
None. Reviewing your property and giving you an offer is free and carries no obligation. You're free to take it, leave it, or think it over. We would rather you make the decision that's right for you than feel any pressure.
Will you actually close, or re-trade the price later?
We do our homework up front so the number we agree to is the number we close on. Because we control our own capital, there's no lender who can pull financing at the last minute. If diligence turns up something material that genuinely changes the value, we'll talk it through openly rather than spring a surprise, but our aim is a clean, certain close.
Fees, Costs & Closing
Are there any commissions or fees?
No listing commission and no broker fee. Because you're selling directly to the buyer, there's no brokerage process to pay for. We're transparent about the offer and what it includes.
Who pays the legal and closing costs?
Each side typically carries its own legal costs, and the specifics are set out in the agreement of purchase and sale so there are no surprises. What about an outstanding mortgage, property taxes, or liens?
These are handled through the lawyers at closing and paid out of the sale proceeds, the mortgage is discharged, and any registered liens or tax arrears are cleared as part of the transaction. You don't need to settle them beforehand.

What types of industrial property do you buy?
Warehouses, distribution and logistics facilities, manufacturing and processing plants, flex and office-industrial, small-bay and multi-tenant buildings, industrial condo units, truck terminals and transport yards, industrial outdoor storage (IOS) and laydown yards, cold storage, and industrial land, any size, single asset or portfolio, across Ontario and Alberta.
Will you buy a vacant, underused, or functionally obsolete building?
Yes, those are some of the situations we look for. A vacant building carrying costs, an older facility with low clear height or tight loading, or a plant that no longer suits its use are all buildings we're comfortable underwriting as-is.
Do you buy occupied buildings with tenants in place?
Yes. We can buy a building with tenants in place and take an assignment of the existing leases, whether it's a single-tenant building or multi-tenant. We can also work with owner-occupiers through a sale-leaseback so you keep operating after the sale.
Diligence, Environmental & Structure
What if my property has environmental issues or needs a Record of Site Condition?
Environmental history is common on industrial sites and it doesn't stop us. We work with Phase I and Phase II Environmental Site Assessments, and in Ontario with the Record of Site Condition process under O. Reg. 153/04; in Alberta we deal with remediation and reclamation under provincial requirements. We underwrite the environmental picture into our offer rather than asking you to clean it up first.
What diligence do you do, and how long does it take?
Typically a walk-through of the building, a title and zoning review, a look at any leases, and an environmental review appropriate to the site's history. Industrial diligence takes longer than a house sale, the environmental piece in particular sets the pace, so we won't promise an artificial day-count. We move as quickly as the property allows and keep you posted throughout.
Can you structure a sale-leaseback so I can keep operating?
Yes. A sale-leaseback lets you sell the real estate and stay in the building as a tenant on agreed terms, freeing up the capital tied up in the property while your business keeps running. It's a common structure for owner-operators who want liquidity without moving.
Situations We Handle
Do you work with receivers, lenders, or owners facing a power of sale?
Yes. We're comfortable working with receivers, lenders, and owners in distressed or time-sensitive situations, and we can move on a court or lender timeline. Because we're a principal buyer with our own capital, we can give a receiver or lender the certainty those files need.
Can you buy an industrial property held in an estate?
Yes. We work with executors and estate lawyers, including out-of-province executors, on industrial holdings inside an estate. Where probate is required, closing is coordinated with the estate's lawyer, and we can handle the transaction remotely.
