Portfolio / Multi-Property

Sell an Industrial Portfolio in One Transaction

Selling several industrial assets one at a time means multiple listings, multiple processes, and multiple chances for a deal to signal to the market what you are doing. A single off-market sale to a principal buyer moves the whole group at once, quietly and with one counterparty. We buy portfolios and multi-property groups across Ontario and Alberta, in one transaction.

The Situation

More Than One Building to Deal With

Owners rationalise for all sorts of reasons: a holding company simplifying, a family office exiting real estate, a corporate group leaving a market, or a plan to concentrate capital elsewhere. Whatever the driver, selling a group of buildings piecemeal is slow and public. Each separate process is another signal to the market, another set of fees, and another chance for one weak asset to hold up the rest.

  • Several assets to move

A group of buildings, sometimes of mixed size, age, and quality, needs to be sold, and doing it one by one multiplies the time, the cost, and the exposure.

  • Rationalising or exiting a market

A holding company, family office, or corporate group is simplifying its holdings, leaving a region, or redeploying capital, and wants the disposition handled cleanly.

  • Assets in more than one place

Properties spread across cities, or across Ontario and Alberta, are hard to market as a set through conventional channels tied to a single locality.

  • Mixed-quality mix

A portfolio usually blends strong buildings with weaker ones. In a piecemeal sale the best assets move and the rest linger, leaving you holding the hardest tail.

A Direct, Off-Market Sale

One Buyer, One Clean Exit

A portfolio is exactly the kind of thing a principal buyer is built to take on. We can look at the whole group, including the weaker assets that a piecemeal process leaves behind, and make a single offer for the lot. That gives you one negotiation, one closing, and one clean line drawn under the holding, instead of a drawn-out sequence of separate sales.

  • One transaction for the group

We buy the portfolio as a whole, including the harder assets, so you are not left holding a tail after the best buildings sell first.

  • Off-market and confidential

One quiet process instead of several public ones. No listings and no signs that tell tenants, staff, and competitors the whole group is for sale.

  • A direct principal buyer

You negotiate the whole disposition with one decision-maker who holds the capital, not several brokers running several processes with no certain outcome.

  • Certainty and speed

We control our own capital, so there is no financing condition across the group. Once terms are agreed, we can commit to the entire portfolio.

  • No listing commissions or broker fees

A marketed disposition carries brokerage commissions on every asset. A direct sale to us does not, which matters across a whole portfolio.

  • Flexible deal structures

The whole group at once, a defined subset, phased closings, or a sale-leaseback on any owner-occupied buildings, structured around your plan.

Ontario & Alberta

A Portfolio Across Two Provinces

We buy across both provinces, so a portfolio does not have to be split by geography to be sold. A group spread across Ontario and Alberta can be handled together, with each property closing through its own province's land system as part of one overall transaction.

Ontario

In Ontario we buy across the GTA West industrial corridor of Mississauga, Brampton, Vaughan, Milton, and Caledon, along with Toronto, Hamilton, the Halton communities of Burlington and Oakville, Waterloo Region including Cambridge, Kitchener, and Guelph, London, Windsor, Ottawa, Niagara, Barrie, and the Durham communities of Ajax, Whitby, Oshawa, and Pickering. Each Ontario property is assessed by MPAC and transfers through the provincial land registration system, and we coordinate the group's Ontario closings together.

Alberta

In Alberta we buy across Calgary and Rocky View including Balzac, Edmonton and the Nisku, Leduc, and Acheson corridors, Red Deer, Airdrie, Grande Prairie, Lethbridge, Medicine Hat, and Fort McMurray. Each Alberta property transfers through the Alberta Land Titles system, and the province's assets can be closed alongside the Ontario ones as part of a single portfolio transaction, coordinated through the closing lawyers on both sides.

How It Works

A Portfolio Sale in Three Steps

  1. 1

    Tell us about the properties

Send the list of assets, their locations, sizes and types, and how they are used or leased. A simple schedule is enough to start. No listing, no obligation.

  2. 2

We review and make an offer

We assess the group as a principal buyer, including the weaker assets, and come back with a clear offer for the portfolio. There is no financing condition on our side.

  3. 3

    Close on your timeline

We agree the structure, whether one closing or phased, complete our diligence, and close each property through the appropriate province's land system as one coordinated transaction.

Common Questions

Portfolio Disposition FAQ

Can you buy several properties at once?

Yes. Buying a group of buildings in a single transaction is a core part of what we do. Send a schedule of the assets and we will assess and make an offer for the portfolio, rather than requiring you to run a separate sale for each one.

The portfolio is a mix of strong and weak assets. Is that a problem?

No. A mix is normal, and it is one of the main reasons a piecemeal sale is painful: the strong assets sell and the weak ones linger. We look at the group as a whole and take the harder buildings alongside the better ones, so you are not left holding a tail.

My assets are in both Ontario and Alberta. Can you handle that?

Yes. We buy across both provinces, so a portfolio spread over Ontario and Alberta can be handled together. Each property closes through its own province's land system, coordinated as part of one overall transaction.

Do all the properties have to close on the same day?

Not necessarily. We can structure a single simultaneous closing or a phased set of closings, depending on what suits your holdings and the diligence each property needs. The structure is agreed with you up front.

Can I sell only part of my holdings?

Yes. If you want to dispose of a defined subset rather than everything, tell us which assets are in scope and we will make an offer for that group. You decide what is included.
