In Ontario, industrial land is usually part of the employment lands protected under municipal official plans and the Planning Act, and zoned in an employment-area or M category. Rezoning, site plan approval, and servicing all run through that framework and take time, which is why land that is not yet shovel-ready is hard to sell to a conventional buyer. The parcel is assessed by MPAC, and title transfers through the provincial land registration system. We buy the land where it sits in that process, entitled or not.
